What kind of building this is
A single building with 136 apartments and two retail units on the ground floor. Seven residential levels, underground parking, and a rooftop garden with a pavilion.
The architecture borrows a Mediterranean vocabulary: terracotta and sand facades, curved balconies with timber louvres, arched recesses. The developer frames the concept as Saint-Tropez meeting tropical Phuket — hence the name.
The plan is straightforward. Three wings wrap a courtyard with the pool: north (stacks 01–07), centre (08–14) and south (15–21). The ground floor holds the shared spaces — lobby, gym, kids club, pool — so it has 13 apartments, while levels three to seven have 21 each.

What the price list actually shows
The price per m² climbs by floor: ฿105 000 on level 1, ฿107 000–฿109 000 on levels 2–3, ฿120 000 on level 5 and ฿123 000–฿125 000 on level 7 — a 19% spread top to bottom. Within a level the rate varies too: the south wing costs ฿2 000 per m² more than the north, and the stack 08 studios are ฿2 000 cheaper than their own-floor neighbours.
On an identical layout it looks like this. A two-bedroom B1 of 49.85 m² costs ฿5 234 250 on the ground floor and ฿6 131 550 on the seventh — a gap of ฿897 300, or 17%.
Between levels 5 and 7, though, the gap narrows to 2.5% for most types (฿149 550 on B1) and 4.2% in the C wing. If you want height without the premium, level 5 is the better buy.
The cheapest thing in the project is a set of five 30.62 m² studios on the ground floor at ฿3 215 100 each. They face the garden. Higher up, stacks 08 and 09 on level 5 are the only two units in the entire price list that the developer marks as partial sea view.
How much housing this bay can hold
Nai Thon has two condominium projects: Sea Heaven with 499 units across three phases, and this one with 136. That is about 635 residences for the entire bay. Bang Tao alone counts its units in the tens of thousands.
The reason is geography rather than marketing: the Nai Thon shoreline belongs to Sirinat National Park and hills close the bay on the other side. Very little land is left for new housing right by the water — the next projects will sit further back.
What not to read into this. "There is no land left" is not our phrasing. We know the unit counts of two projects and we can see the national park boundary; whether the developer holds further plots in Nai Thon we have not verified, and we have asked them directly. The price here has already gone up once. The current list dated 14 August 2026 is ฿5 000 per m² above the previous rate: a 30.62 m² studio was ฿3 062 000 and is now ฿3 215 100. What the brochure does not tell you
Being straight about the downsides
- The project is at presale stage: nothing is built yet. Foundation is due Q1 2027 and handover Q3–Q4 2028. Everything you can see today is renders and drawings.
- 39 car spaces for 136 apartments — fewer than one per unit. Spaces are allocated by the juristic person and a guaranteed space is not included in the price.
- List prices are leasehold. Freehold ownership costs an extra ฿5,000 per m²: for a 30.62 m² studio that is ฿153,100 on top.
- Loose furniture is extra: bed, headboard, TV cabinet, dressing table, shoe cabinet, armchair and coffee table make up the paid package at ฿8,000 per m² — ฿244,960 for a 30.62 m² studio and ฿540,000 for a 67.5 m² two-bedroom. The fitted kitchen with appliances, wardrobe, curtains, wallpaper, air conditioning and water heater are included at no extra cost.
- Not a single one-bedroom type A2 unit is in the presale pool — all six are held back by the developer. Price on request.
