Can a foreigner own an apartment here?
Yes. Up to 49% of a Thai condominium's floor area can be held by foreigners in freehold, with the chanote title in the buyer's name. Saint Tropez Naithon list prices are leasehold; freehold costs ฿5 000 per m² more. For a 30.62 m² studio that is ฿153 100, bringing the total to ฿3 368 200.
What does the cheapest apartment cost, and what is included?
฿3 215 100 (~$100 472) for a 30.62 m² ground-floor studio. The price covers turnkey finishing: kitchen with built-in appliances, fridge, washing machine, wardrobe, bathroom, air conditioning, floor-to-ceiling glazing and a terrace. Furniture is not included — the developer package is ฿8 000 per m², or ฿244 960 for this studio.
How does the payment plan work?
A ฿200 000 non-refundable booking fee, then 30% on signing the contract within 30 days, then by construction milestone: 20% at foundation (Q1 2027), 20% at structure (Q4 2027), 20% at interior stage (Q2 2028) and 10% on transfer (Q3–Q4 2028). The developer charges no interest.
What is payable on top of the purchase price?
A maintenance fee of ฿60/m² per month, payable 2 years in advance at handover; a one-off sinking fund of ฿600/m²; a ฿10 000 deposit for utility meters; and registration at 1.1% for leasehold or 2.0% for freehold, split equally with the developer. For a 30.62 m² studio that is ฿44 093 + ฿18 372 + ฿10 000.
Does buying here qualify for a visa?
A freehold condominium worth ฿3,000,000 or more qualifies for the Thai Non-Immigrant B Investment visa — renewable annually and extendable inside the country. The cheapest studio in freehold costs ฿3 368 200, which clears the threshold. Leasehold does not qualify. Check current rules with an immigration lawyer before you commit; they change.
Sea Heaven next door advertises a guaranteed 7% yield. Why does this project not?
Because a guarantee is not a gift — it is a line in the price. Sea Heaven Phuket Naithon sells at ฿137 000 per m² freehold; Saint Tropez Naithon is about ฿110 000 per m² freehold. That is roughly a 20% gap per square metre, which is about what a five-year commitment to pay you a fixed percentage costs. A guarantee is also only as good as the company issuing it, and it ends after five years — after which the unit meets the ordinary rental market like any other. Saint Tropez Naithon has no guaranteed yield and we do not pretend otherwise: you model your own numbers, and we have published the whole calculation, with neighbouring rents and seasonality. If predictable income matters to you more than entry price, Sea Heaven fits that brief better, and we will say so.
When will the building be finished?
Handover is scheduled for Q3–Q4 2028. Construction has not started — the foundation is planned for Q1 2027. The developer holds EIA approval and a construction permit; both documents are in the project pack.
How many apartments are actually for sale?
As of 14 August 2026, 70 of 136 units are in the price list — 51% of the building. Of those, 68 are available and 2 are on hold. Levels 4 and 6 are absent from the list entirely, as are all six one-bedroom type A2 units. We are asking the developer when they will be released.
Can I buy remotely?
Yes, and the process is standard in Thailand: reserve with a contract and a ฿200 000 transfer, sign the sale agreement remotely, and pay by bank transfer to the developer's account. For freehold, funds must arrive from abroad in foreign currency — the receiving bank issues an FET form, without which a foreign chanote cannot be registered. Can the apartment be rented out?
Yes, the project places no restrictions on it. The developer does not offer a rental management programme, so you would let it yourself or through a local management company. Daily rentals in Thailand require a hotel licence; monthly lets do not.
How does this compare with the neighbouring projects in Nai Thon?
Nai Thon already has Sea Heaven, now in its third phase, and the Phuvista villas — all from the same family group. Saint Tropez Naithon is their first condominium under this brand and the only building in the area with a Mediterranean facade. At ฿105 000–฿125 000 per m² it sits mid-range for north-west Phuket.
What does it cost to hold the apartment each year?
The maintenance fee is ฿60/m² per month: ฿22 046 a year for a 30.62 m² studio, ฿48 600 for a 67.5 m² two-bedroom. Electricity and water are metered separately.
Is there enough parking?
The basement holds 39 car spaces plus a motorcycle area, with one EV charging bay. Across 136 apartments that works out at 0.29 spaces per unit — fewer than one. A guaranteed space is not included in the price; the juristic person allocates them.
