Being straight about the downsides
- The maintenance fee is payable two years in advance at handover: ฿44,093 for a 30.62 m² studio, plus a one-off sinking fund of ฿18,372.
- List prices are leasehold. Freehold ownership costs an extra ฿5,000 per m²: for a 30.62 m² studio that is ฿153,100 on top.
How the purchase works
- Pick a unit and we confirm it against the current price list.
- Reserve it: booking agreement plus a ฿200 000 transfer. The unit comes off sale.
- Within 30 days the sale agreement is signed and 30% is paid. Signing can be done remotely.
- Freehold funds must arrive from abroad in foreign currency; the Thai bank issues an FET form. Without it a foreign chanote cannot be registered.
- Then the milestone payments. The developer notifies you as each stage completes.
- Handover, title registration and settlement of the fees above.
What the booking actually locks in. The price. This project's list has already been revised once: the current one, dated 14 August 2026, is ฿5 000 per m² above the previous rate. A ฿200 000 deposit holds both the unit and its price for the 30 days before contract. When the next revision comes, or whether it comes at all, we do not know and will not predict; the price history and the arithmetic are here.
The booking fee is non-refundable. That is standard for a Thai presale, but worth knowing before you transfer: if you change your mind, the ฿200 000 is gone.
