What Nai Thon is like

Nai Thon is one of the quietest bays on the west coast. The beach runs 1.4 km, hemmed in by headlands at both ends, with casuarina trees and Sirinat National Park land along the shore.

There is no mass tourism here — no nightlife strip, no rows of bars. The hotel presence is the Pullman Phuket Arcadia, two minutes away. Banana Bay next door is six minutes and quieter still.

The flip side of quiet: a proper supermarket is a 20-minute drive, and the evening choice of restaurants comes down to a handful of places by the beach. People choose Nai Thon for exactly this, but it is worth knowing in advance.

Nai Thon already has Sea Heaven under construction — three phases from the same family group — plus the Phuvista villas. Buildable land near the beach is limited: national park on one side, hills on the other.

The master plan shows 8 neighbouring components, of which 1 exists today and 7 are announced only. Each one is marked below, so you can see what you are paying for now and what might arrive later.

How much housing this bay can hold. Nai Thon has two condominium projects: Sea Heaven, 499 units across three phases according to the aggregators, and this one, 136. Together that is 635 residences for the whole bay. The shoreline belongs to Sirinat National Park and hills close the other side, so there is very little land left for new housing right by the beach. That does not mean building stops — it means the next projects sit further from the water. We have not audited the developer's own remaining land in Nai Thon; that question is on our list for them.

An important caveat. Of this list, only Sea Heaven exists today — it is being built in phases and part of it has been delivered. The community mall, MICE hotel, wellness centre and Extreme Club are drawn on the developer's master plan; our materials carry no dates for them. They cannot be counted as existing infrastructure when you buy. We have asked the developer for statuses and timing and will update this page when we get an answer.

If the plans do materialise, the nearest supermarket stops being a 21-minute drive away. But paying today for something that does not exist yet is the buyer's call, not a sales argument.
